A combi unit puts an office, a kitchen area and a toilet inside a single portable cabin. One building arrives, one HIAB lift, one water connection and one power feed — instead of an office cabin plus a separate toilet block plus two deliveries. For a small site, a yard, a farm or a compound of three or four people it is almost always the cheaper and tidier answer.

A typical layout is a 20ft to 32ft unit split into a heated office with glazed windows, a kitchenette with worktop, stainless sink and hot water, and a WC with a hand-wash basin. Larger units add a separate drying or rest area; smaller ones drop the kitchen to a tea point. Nothing about the split is fixed — if you want the office bigger, the washroom at the other end or a shower instead of a WC, we can build it that way.

Second hand combi cabins are refurbished at our Manchester workshop: repaired, electrically tested and certified, plumbing serviced, wet areas re-sealed, re-floored where needed and repainted. A portable office with a kitchen and toilet is also sold as an office-and-welfare unit, an office combi or an office with washroom — all the same building.

How much does a portable office with a kitchen and toilet cost?

Used combi units generally run from around £7,000 to £13,500 plus VAT. The price is driven by length, how much of the unit is given over to the washroom and kitchen, and the condition of the plumbing and sanitaryware. Delivery is quoted separately by postcode — ask us for a delivery price.

What connections does a combi unit need on site?

A water supply, a drainage route and a power feed. Drainage can go to mains where available or to a holding tank that is emptied periodically. We will tell you exactly what a given unit needs before it leaves us.

Can I change where the toilet and kitchen sit?

Yes. Moving partitions, swapping the washroom to the other end, adding a shower in place of a WC or fitting a bigger kitchen is standard work at our Manchester workshop. Tell us the layout you want and we will quote the unit and the changes together.

Is a combi unit cheaper than an office plus a separate toilet block?

Usually, yes — one building costs less to buy and less to deliver than two, and there is one set of connections instead of two. A separate block only wins once you have enough people that a single WC is not enough.
