Mobile Offices for Sale: What Mobile Really Means
When a site office is described as mobile, it means relocatable — it is built to be lifted, transported and set down again somewhere else. It does not mean it tows behind a vehicle. That distinction catches people out, so it is worth getting straight before you buy.
How a mobile office actually moves
It is lifted onto a lorry, driven to site and lifted into position. We do that with our own HIAB fleet, which means the lorry carries its own lifting gear and does the whole job in one visit. No separate lift to arrange, no second contractor, one date in the diary.
What that buys you
A building you own and can take with you. Finish a phase, lift the office, move it to the next site. Over a multi-stage job that is the whole argument for buying rather than renting the same space repeatedly — and at the end you still own a building with a resale value.
Mobile, portable, relocatable, modular
These words get used interchangeably and mostly mean the same product. Mobile and relocatable describe how it moves. Portable and modular describe how it is built. A modular building is one made as a unit in a workshop rather than constructed in place, which is why it can be moved at all. If a listing uses one word and you were searching for another, it is very likely the same thing.
Sizes and layouts
Mobile offices commonly run from around 12ft up to 32ft, and link side by side for a wider floor. Open plan gives you a flexible clear space; a partitioned layout gives you separate offices or a meeting room. Units stack two or three high with stairs fitted where ground space is tight.
Inside
Glazed windows, secure doors, lighting throughout and heaters — new heaters in most cases. Floor finishes vary; carpet tiles and vinyl are both common. Refurbished units are repaired and refitted, electrically tested and certified, then repainted before sale in the colour you choose. Some are sold as they stand, and the listing says which.
Buying a used one
Check the floor, the door alignment, the glazing seals and what the electrics have been tested to. Ask about previous moves — a unit that has been lifted properly shows it at the corners.
